Award winning Mixed Use Modular Apartments
SOHA Union is a mixed-use modular apartment building in Baltimore, Maryland. This innovative project, constructed using 36 modules, brings 16 market-rate apartments above versatile commercial space to one of the city’s bustling neighborhoods. As a leading modular manufacturer based in Moosic, Pennsylvania, we’re proud to showcase how our expertise and cutting-edge techniques can transform urban spaces with efficiency and style.
A Tailored Solution for Baltimore
This Baltimore project was designed to meet the growing demand for high-quality, market-rate housing in a city known for its vibrant culture and economic vitality. Spanning 18,530 square feet, the building combines stylish residential apartments with ground-level commercial space, creating a dynamic mixed-use environment. The 36 modules, fabricated in our advanced 82,000-square-foot facility, were engineered to deliver a seamless blend of modern living and urban convenience.
The residential floors feature thoughtfully designed apartments with 9-foot ceilings, abundant natural light, and contemporary finishes, offering residents a comfortable and upscale living experience at market rates. Below, the commercial space is adaptable for restaurants, retail, and offices, enhancing the building’s role as a community hub. The exterior, finished with durable materials like brick and stucco, complements Baltimore’s architectural character while standing out as a modern addition to the skyline.
The Power of Modular Construction
This project exemplifies the advantages of modular construction. Each of the 36 modules was built off-site to 70% completion, allowing us to streamline the process and reduce on-site construction time by up to 30% compared to traditional methods. After fabrication, the modules were transported to Baltimore and assembled with precision, minimizing disruption to the surrounding area. This approach not only accelerated the timeline but also ensured cost efficiency and reduced material waste—key benefits for a project of this scale.
The custom engineered and designed modular apartment building was a collaborative effort, with our team working closely with developers and architects to customize the design to Baltimore’s unique needs. The result is a multi-story structure that maximizes space and functionality, delivering market-rate apartments and commercial opportunities in a single, cohesive package.
