Mixed-Used Modular Apartment Building

Location: Dobbs Ferry, New York
Basic Specs: 4-story mixed-use apartment building, 3 modular floors over a podium, made with 15 boxes // 6 apartments, each ~1,920 sqft, 2-3 bedrooms, 2 baths, and a laundry room

This 4-story mixed-use modular apartment building in Westchester County, NY, was custom designed for its corner lot. The three upper stories contain six residential apartments, while the 3,000+ square feet of first-floor commercial space was site built by the developer.

Upon entering the apartment lobby through ADA-compliant double doors, guests are greeted by sleek marble floors with a customized inlaid pattern, neutral paint colors, and crown molding. The welcoming furnishings in the lobby are reminiscent of the Hollywood Regency style, providing a touch of modern sophistication. The 4-story building is fully accessible via a ground floor elevator, central stairway, and an additional rear stairway, offering each apartment the benefit of a secondary entrance.

 
 

The second, third, and fourth floors each have two rental units per floor. The second- and third-floor plans are identical, each containing a two-bedroom apartment (with one bathroom and a laundry room) and a three-bedroom apartment (with one hall bathroom, an en suite master bath and walk-in closet, and a laundry room).

In each unit, there is a full kitchen, spacious living room, and dining room space within an open-concept plan, offering each tenant maximum space for entertaining. Interior spaces were designed with clean color palettes and minimalistic details, including hardwood floors and polished stone countertops, providing a classic foundation for tenants to decorate according to their tastes. Abundant natural lighting brightens the open-concept room through an expansive five-window unit beside another wall of double windows.

The modern kitchen is adorned with white shaker cabinets and premium stainless steel appliances. The island, which contains a large under-mounted sink, provides capacity to seat four individuals at its raised bar top.

The modular building’s fourth floor includes the final two apartment units: a two-bedroom with two full baths, and a two-bedroom with two full baths and a private deck.
